Living in San Miguel de Allende: A Guide to Visiting, Living and Investing

Many people come to San Miguel for a weekend and return to look for a house. I was born and raised here, and this is the practical version of what is worth knowing before you take that step.

A historic city with a contemporary life

San Miguel was founded in 1542 and has been a UNESCO World Heritage Site since 2008. It played an important role in Mexico's War of Independence and preserves its colonial architecture, but it is not a museum: it has an active food, art and design scene.

Centro is walkable. Plazas, markets, museums, restaurants, galleries and cafés are within a few blocks of each other.

Climate and elevation

The city sits at about 1,920 meters (6,300 feet) above sea level. Days are usually warm and sunny and nights are cool, with highs normally between 21°C and 29°C (70°F to 84°F). The rainy season runs from June to September and turns the countryside green.

In practice, this means many homes have no air conditioning, and a good fireplace or heating is welcome in winter.

Getting here

  • Querétaro Airport (QRO): about one hour.

  • León/Guanajuato Airport (BJX): about ninety minutes.

  • Mexico City: three and a half to four hours by road.

The airport I always suggest is Querétaro, because it is the closest and the road has fewer curves. It is also growing and adds new flights constantly.

Services for year-round living

People who move here ask about everyday life first.

Health

San Miguel de Allende has private medical care and doctors who serve the international community. The main private centers include Hospital Joya San Miguel, with a 24/7 emergency room, inpatient care, intensive care, laboratory, imaging and bilingual nursing, and Hospital MAC San Miguel de Allende, which offers emergency care, inpatient care, intensive care, imaging and a range of medical specialties.

For more complex treatment, it is also common to consider hospitals and specialists in the nearby city of Querétaro.

Education

San Miguel de Allende has a good range of private and bilingual schools for local and international families. One of the most established is Escuela Bilingüe José Vasconcelos, a private school with a long history in the city that offers bilingual Spanish-English education from preschool through high school. Its program combines academics, personal attention, technology, sports, arts and extracurricular activities.

Other options families can consider are Academia Internacional San Miguel de Allende, Victoria Robbins School and Centro Educativo Naciones Unidas. The variety of schools lets you compare educational models, languages, location and grade levels according to each family's needs.

Connectivity

High-speed internet is available in most of San Miguel de Allende. Providers such as Telmex, Totalplay and Megacable offer different plans, and Totalplay has a fiber-to-the-home network. Coverage can vary by neighborhood, street and even address, so check it before renting or buying a property.

In rural communities, outlying areas and developments far from town that do not yet have fiber, Starlink is an especially practical alternative. Its satellite service provides high-speed internet without waiting for fiber to physically reach the property, which makes it a good solution for country homes, ranches and properties outside the main urban areas.

If you work from home or depend on a stable connection, confirm which providers reach the exact address before choosing a property.

Shopping

San Miguel de Allende offers an excellent variety of options for everyday shopping. For supermarkets and imported products, City Market, La Comer and Soriana stand out, with everything from basics to gourmet food and international brands.

For a more local experience, Mercado Ignacio Ramírez, a few minutes from the Jardín Principal, is one of the city's traditional markets, with fresh fruit and vegetables, meat, flowers, spices, juices and many food stalls. Another very San Miguel experience is the Tuesday Market (Tianguis de los Martes), a large popular market with a huge variety of food, clothing, household goods and local products.

San Miguel also has an especially good selection of organic and artisanal products. Mercado SANO, on Ancha de San Antonio, brings together producers and shops selling natural, organic and locally sourced food. On Saturdays it is joined by TOSMA (Tianguis Orgánico de San Miguel de Allende), where local producers sell fruit and vegetables, bread, cheese, honey, prepared food and other artisanal products.

Recreation

San Miguel de Allende offers many ways to stay active and enjoy your free time. For golfers there is Club de Golf Malanquín, with an 18-hole course plus tennis, padel and pickleball courts, a pool and a gym, and Ventanas de San Miguel, another of the city's best-known courses.

Sports options also include tennis and padel clubs, gyms and sports centers. Among them are Holy Life Club, with padel, gym and swimming facilities, and Club Element, focused on padel, fitness and wellness.

One of the great advantages of living in San Miguel is how close the natural hot springs are. On the road to Dolores Hidalgo you will find La Gruta Spa and Escondido Place, two of the best-known places to enjoy thermal pools and spend a restful day.

The region is also part of a growing wine area. A short distance from town you can visit Bodega Dos Búhos, Viñedo San Miguel and Viñedo Toyan, among other wineries. Tastings, restaurants and vineyard experiences are another option for a getaway without going far from home.

An international community with local roots

Residents from dozens of countries take part in social organizations, arts institutions, language schools, and music and food events. At the same time, the city keeps deeply Mexican traditions, with festivals almost every month of the year. That mix is what defines San Miguel's character.

  • Foreign buyers: mainly from the United States and Canada, with Europe in third place.

  • Mexican buyers: increasingly active in the mid and upper segments, especially from Mexico City, Monterrey and Querétaro.

  • Population (not buyers): about 10% of residents were born abroad; roughly 20,000 expatriates.

Where to live

Each area offers a different way of life:

  • Centro Histórico: restored homes, everything on foot.

  • San Antonio, Guadiana and Guadalupe: neighborhood feel close to Centro.

  • Atascadero, Balcones and Ojo de Agua: hillsides with views and terraces.

  • Los Frailes and Club de Golf Malanquín: more space, garden and garage.

  • Viñedos and the countryside: residences among vineyards and estates outside town.

The right choice depends on how much you want to walk, the views, access, noise and your long-term plans, not only on the address.

Frequently asked questions

Is it safe to live in San Miguel de Allende?

Yes, San Miguel de Allende is a safe place to live. As anywhere in the world, common sense applies: avoid areas where you have no reason to be, and do not walk late at night in places you do not know.

How much does it cost to live in San Miguel de Allende?

Here is a starting point: the basics for living comfortably, without luxuries but without going without.

A couple spends roughly $1,500 to $2,500 USD a month not counting rent (about $26,000 to $44,000 MXN). That covers groceries, utilities, internet, eating out, transportation, health insurance and household help.

With rent, plan on $2,500 to $5,000 USD a month (about $44,000 to $88,000 MXN). A two-bedroom property rents for an average of $23,500 MXN, and in areas such as Centro, Guadiana and Ojo de Agua it runs from $30,000 to $60,000 MXN.

That is the baseline. From there it can go as high as you like depending on your lifestyle: the area you choose, the size of the house, how often you dine out, whether you travel, whether you have full-time staff, or whether you enjoy golf and wine. San Miguel lets you live well on a moderate budget, and it also offers everything for those looking for a much higher standard of living.

Do you need to speak Spanish?

The reality is that you can live in San Miguel de Allende without speaking Spanish, and many foreigners have lived here for years without learning it. Is that what I recommend? No. I always recommend learning the language of the place where you plan to live, even part of the year, because it makes life easier and lets you enjoy and learn more about the local culture.

Do you need a car?

In Centro and the nearby neighborhoods, no. In Los Frailes, Malanquín and the countryside, yes.
